SBD Housing Solutions’ Leasing Requirements:

STANDARD REQUIREMENTS

  • Gross monthly income needs to be 3x the monthly rent for one person, 4x the monthly rent for 2 applicants.
  • Minimum credit score of 600 or higher for all applicants.
  • No felonies within the last 10 years (no exceptions).
  • No bankruptcies in the last 3 years.
  • No prior evictions OR eviction filings.
  • Approval to include a security deposit of 1x’s rent.
  • Approval subject to a satisfactory rental verification (as applicable).

CONDITIONAL REQUIREMENTS

  • 2 months of bank statements (if not currently employed) to reflect there are enough funds to pay 6 months rent in advance.
  • Minimum credit score of 650 or higher for all applicants.

  • Must pay 6 months of rent up front at time of move in.

Does SBD Housing accept Section 8/Housing Choice Vouchers?

  • SBD Housing is not currently participating in the Housing Choice Voucher Program.

 

How do I tour an available property?

  • Visit Homes for Rent page.
  • Scroll to the property you want to view & click “Schedule Viewing.”
  • Please note: a photo of your ID will be needed. Photos should be well centered and glare free.

 

What is your pet policy?

  • Most of our homes allow up to 3 approved pets. Fees include a $300.00 non-refundable pet fee for the 1st pet and an additional $150.00 for each additional approved pet. In addition to your rent, there will be a $25.00/per pet fee charged each month.
  • SBD complies with all legal requirements for Service/ESA animals. Please be prepared to provide a request for accommodation and a letter of documentation from your medical provider.
  • Photos are required of all pets or service/ESA animals occupying the property.
  • Unauthorized animals or any animals not reported to our office are subject to a pet violation fee.
  • We do not allow the following dog breeds: Pit Bull Terrier (AKA Staffordshire Terrier) and Wolf/Dog Hybrids. These dogs are considered dangerous breeds and will not be permitted on the premises at any time.

 

How do I apply for a property?

  • Locate the property of your choice.
  • Click on “Submit an Application”.
  • Please email us at leasing@sbdhousing.com for any questions regarding submitting your application or if you have any issues uploading your documentation (proof of income, etc. ) on the website.

 

Submitting Your Application

Application processing typically takes 3 business days. We must have ALL these items before we can begin processing your application:

  • $45 non-refundable application fee, which will apply to all of our properties for up to 30 days. This pertains to each person 18 or older that will be residing in the home.
  • A copy of each person’s photo ID.
  • Income verification (ex. Last 3 pay stubs, 2 years tax return (if self-employed), offer of employment).
  • Copy of fully executed Power of Attorney (applicable to disabled adults who will be residing at the property and on the lease agreement)

Keep in Mind

Applications are processed in the order that they are received. We cannot hold a property until the security deposit has been received. If multiple applications are received for any one property, the owner of the property will have the final decision regarding acceptance. If your application has been approved by SBD but you were not chosen for a particular property, you will be notified via email and given the opportunity to transfer your application to another property within our portfolio.

*Tip: Many times, rental verification can take the longest to complete due to contact with past landlords. Anything you can do to help expedite that process is helpful and appreciated!
 

Congratulations you are approved – what is next?

  • Approved applicants will receive a CONGRATULATIONS email that will outline the next steps in leasing process.
  • A $200.00 non-refundable holding fee will be charged, and an agreement will be electronically sent for your signature. A complimentary hold on the home is placed for 24 hours. By paying the fee, you are securing the home for 14-days.
  • Photos are required of all pets or service/ESA animals occupying the property.
  • SBD requires a move-in date within 14-days of approval. Once your hold fee has been paid you will confirm your desired date in the 14-day window and an electronic lease will be sent to all lease holders for signature.

*We are a paperless office and encourage you to use our online payment portal for rental payments.
 

What if my application is approved, but the home is no longer available?

  • Approved applications are valid for 30-days and are transferable to another address.
  • Email the Leasing Department at leasing@sbdhousing.com to request your application to be transferred to the address of your choosing.
  • Income requirements will be verified before final approval is granted.

 

What items do I need before move-in?

  • Lease agreement signed by all parties
  • Prorated Rent & Security Deposit
  • Confirmation/account numbers for all utilities
  • Copy of a valid renters insurance policy (Minimum $100,000 General liability coverage is required)

 

How do I move in?

  • Once all required items are received, you will receive a text message from us with a link to obtain the code to the lockbox. There you will obtain your keys to enter.
  • Please note: our office does not facilitate in-person lease signings. It is advantageous to you as the resident to read your lease in its entirety. Your leasing team can answer any questions you have.

 

How do I submit maintenance requests?

  • You will submit these items through your tenant portal (the same portal you set up to apply and submitted your payments). Verbal requests nor emails are acceptable forms of maintenance requests.
  • Any emergency ticket entered should also be accompanied by a voice message left on the emergency maintenance line at 816-994-9381.

 

What is an emergency?

  • If you are experiencing a fire, smoke or sparks in your home please call 911 before contacting SBD Housing Solutions.
  • Active flooding
  • Broken pipe/major plumbing leak (not contained by a tub/sink, or toilet)
  • Heating system not functioning, with inside temp 68 degrees or below
  • Cooling system not functioning, with inside temp 85 degrees F or above
  • Clog in main sewer line, uncontained sewage/septic back up
  • Clogged or non-functioning toilet if only one toilet is present in the home
  • No water in the entire home/no hot water for over 12 hours (not related to a utility outage)
  • Complete power failure for over 12-hours within the home, no power for over 12 hours (not related to utility power outage)
